Bridgewater HOA – Initiation Fee
The BridgeWater Declaration of Covenants document establishes that every purchaser of a home/lot (or subsequent purchaser of a home/lot) in the BridgeWater Subdivision be subject to a one-time “Initiation Fee”. These monies are used to fund capital improvements in the BridgeWater Subdivision. The current new resident initiation fee is listed below:

Bridgewater HOA – Annual Dues
The BridgeWater Declaration of Covenants document establishes that every homeowner in the BridgeWater Subdivision is subject to pay annual association dues. These monies are used to cover ongoing operating expenses associated with recreational facilities, landscape maintenance, utilities, and capital improvements. Timely payment of dues assists with the subdivision cash flow and payment of annual service and maintenance contracts.
Annual HOA dues are established by the Board of Directors at the end of each year and dues statements are mailed to each resident in December by the Treasurer. A 30-day grace period is provided for all payments, past the due date listed on the assessment invoice.
Annual dues can be paid in a lump sum, once per year, or quarterly throughout the year. Current BridgeWater annual and quarterly dues amounts are listed below:
2021 Annual HOA Dues Amount: $800 per lot, per year
2021 Quarterly HOA Dues Amount: $250 per lot, per quarter
Annual dues, to be paid on: January 1
Quarterly dues, to be paid on: January 1, April 1, July 1, and October 1

Bridgewater HOA – Special Assessments
The BridgeWater Declaration of Covenants document establishes that the Board of Directors can levy, in any assessment year, a “special assessment” applicable to that year only for the purpose of defraying, in whole or in part, the cost of any construction, reconstruction, repair, or replacement of a capital improvement upon the common areas. Any such special assessment shall require the affirmative vote of two-thirds of the residents.
